Property auction is an underrated method for selling either a residential or commercial property. It is best suited to those properties which are unusual, dilapidated or in disrepair, as well as properties that are difficult to value. Property auctions are also suitable where the market needs to be tested or a quick sale is required.
The advantage of a property auction against a private treaty sale is in the fixed marketing period and that when the hammer falls, a legally binding contract is formed. The contract completion usually takes place approximately 28 days later.
